Project Management
The greatest opportunity to wisely spend budgeted funds and to deliver our clients the best value occurs during the first three phases of what we see as a six-phase process. Thus, we organize our services and processes upon these six phases resulting in the following core Fletcher Ventures services:
Phase I: Process Planning, Leadership & Facilitation
Process planning is conducted in a collaborative, multi-disciplined manner that seeks input and buy-in from the entire team. Our first step in initiating a new project is to host a workshop for all of the key project stakeholders - which includes our clients as well as each major discipline and other who have a stake in the project's success. This phase is to develop a base level of information to be used throughout the project as well as to define how we will work as a team so that all goals are achieved.
Phase II: Programming / Project Definition
The purpose of the programming phase is to establish Client guidelines from which the client's scope of work will be analyzed and also defines the project.
Phase III: Design Supervision
The design phase is comprised of three distinct steps; Schematic Design, Design Development, and Construction Documentation. In each of these phases the Project Team works to develop solutions to reach the client's goals, objectives, and guidelines established in the planning phase using value analysis, constructability analysis, budget forecasts, and impact to the schedule.
Phase IV: Bid Administration
The bid phase can vary greatly depending upon the goals of the project. Factors such as the proposed schedule and budget are key considerations. The decision to over lap the construction and design phases to "Fast-Track" the project will affect decisions about the administration of the bid process.
Phase V: Construction
The construction phase is the realization of the design. Fletcher Ventures' approach to effective planning and control will be to establish a disciplined management process from the moment the project is initiated until total project completion. Disciplined management ensures that a project of high quality is constructed within an efficient time frame and budget.
Phase VI: Post Construction
Fletcher Ventures will interface closely with the Owner to ensure the timely and coordinated installation of furniture, fixtures, and equipment.
